What is the difference between needs and wants?
Needs are features that you cannot live without, for example: Location, price, type of property, number of bedrooms, number of bathrooms, surroundings and public utilities.
What are features you would like but could live without (or if possible, add later on): pool, fireplace, floor finish, kitchen counter top finishings and so one (some of these can also be needs for certain people, that is why you must determine your needs before hand)

The best thing to do is to consult a mortgage specialist, if you are working with a agent ask him to refer one or two, he will be able to point you in the right direction. Knowing what you can borrow will insure a more efficient search for your house, condo or revenue property. It is one of the most important steps to take by serious buyers. A pre-approval will also give added weight to offers you will make, it will demonstrate to sellers that you are serious, and often times will help your offer in getting accepted.
